Here are six common mistakes you should avoid when selling your home.

Preparing your home for the open market can be incredibly stressful, even when everything goes according to plan. The last thing you want to do is make blunders along the way. That’s why I want to go over six common mistakes people make when preparing their homes for sale and how you can avoid them: 

Mistake 1. Picking the wrong agent. The right agent will answer the phone no matter when you call, be professional, and understand your home within the context of the market. Also, a good agent isn’t a yes man; if they need to give you some tough advice, they won’t be afraid to tell you the truth. 

Mistake 2. Overpricing your home. Price is everything when marketing your home. Even if you have a bad marketing plan, if you price your home correctly, it will sell. It just might take a little bit longer. 

Mistake 3. Failing to make simple changes. That tiny issue you’ve been putting off could be keeping your buyer from making an offer on the spot.

Mistake 4. Neglecting to declutter your home. The home-buying process starts online, and if a buyer sees all your junk instead of your beautiful home, they may move on. Get some boxes, secure a storage area, and get packing. If things go well, you’ll be packing everything up anyway, so you might as well get started. 

Mistake 5. Not allowing adequate access to your home. The easier you make it for people to see your home, the more offers you’ll receive. It might be a pain, but it’s an important part of getting a great deal. 

Mistake 6. Getting emotional about your home. Sellers can be attached to their homes, and I don’t really blame them. However, you have to think about your home as a piece of property; if someone wants to remodel, accept it and stay calm.
